The house is so nice and neat looking. That is great that you found a house that has been well-maintained and doesn't need serious work, but that you can put some elbow grease of your own into over the next few years. I am sure that you and Charles will have fun with all the updating!
I agree with the comment about "No HOA." It is great if you can find a neighborhood without one that is still well-kept.
